A royalty trust is a type of corporation, mostly in the United States or Canada, usually involved in oil and gas production or mining. However, unlike most corporations, its profits are not taxed at the corporate level provided a certain high percentage (e.g. 90%) of profits are distributed to shareholders as dividends. The dividends are then taxed as personal income. This system, similar to real estate investment trusts, effectively avoids the double taxation of corporate income. Royalty trusts typically own oil or natural gas wells, the mineral rights of wells, or mineral rights on other types of properties. An outside company must perform the actual operation of the oil or gas field, or mine, and the trust itself, in the United States, may have no employees. Shares of the trust generally trade on the public stock markets, but the trust itself is typically overseen by a trust officer in a bank. They are a powerful investment tool for people who wish to invest directly in extraction of petroleum or mining of other materials, but who do not have the resources or risk tolerance to buy their own well or mine. Additionally, since trusts often own numerous individual wells, oil fields, or mines, they represent a convenient way for the average investor to diversify investments across a number of properties. Also, since commodities are considered a hedge against inflation, the popularity of royalty trusts as investments rises as interest rates rise, and their shares often rise as a result. These trusts often attract investors with their relatively high yields; in 2007, their distributions were often in the 10 to 15 percent annual range. This makes the shares sensitive to interest rates, as share prices are likely to decline in periods of rising interest rates, and to rise when interest rates fall. Additionally, royalty trusts in the United States and Canada usually involve oil and gas fields or mines which are at or past their production peak, and will gradually decline in output as well as revenue; however, the infrastructure to develop them has already been built, so that an investor can expect a reasonably steady income stream. In addition to allowing investors to achieve high distribution returns, especially during periods of low interest rates, royalty trusts allow investors to speculate directly on commodities such as gas, oil, or iron ore without having to buy futures contracts, or use the other investment vehicles traditionally associated with commodities—since the trusts trade like stocks. During times when a commodity price is rising, the share value as well as the dividend return of a trust engaging in production of that commodity will rise as well.

Originally, the intent was to develop these lands for oil, gas, and mining, as well as use them for their range land resources. In recent decades, however, there has been an evolution in response to public opinion. Hunters, fishermen, hikers, campers, and more outdoor enthusiasts all enjoy these public lands. As a result, the BLM is placing more emphasis on conservation. My name is John Stansfield. I'm a writer and an outdoorsman. Across the West, there are many areas like Beaver Creek that have lots of wilderness quality. They are administered by the Bureau of Land Management. [Ann Morgan speaking] The Bureau of Land Management is an agency in the Department of the Interior. They manage 245 million acres of public lands, along with all of the resources to go along with that—the wildlife, the wilderness, the minerals. My name is Ann Morgan, and I'm a public lands consultant. It's everything from red rock deserts, to high mountain peaks, to old growth forests, to parts of the California coast. [Ken Rait speaking] Originally, the intent was to dispose of these lands and to develop them for oil, gas, mining, and to use them for their range land resources. And only really in the 1970's did that all change. My name is Ken Rait, and I'm the Director of the U.S. Public Lands program at The Pew Charitable Trusts. [Ann Morgan speaking] The evolution is in response to the public's love of these resources. The more people that are recreating on public lands, that are hunting and fishing and camping, the more the BLM is going to pay attention to the people who are recreating on the public lands. [Elena Daley speaking] There are as many different opinions on what constitutes multiple use and sustained yield as there are people out there to tell you about them. And, so from a mining company's perspective it means one thing, for the person who wants to hike in the quiet and solitude it means something else. My name is Elena Daley, and I am currently retired from the Bureau of Land Management. The Bureau's attitude is much more one of a team working together. And if you're going to do a project, you bring in the wildlife biologist, the archaeologists, and the hydrologist, and make sure that you're looking at a piece of land for all it contains. Using it doesn't necessarily mean abusing it. [Mark Squillace speaking] My name is Mark Squillace. I'm professor of law at the University of Colorado law school. If I had to point to one particular thing that really changed the BLM, it was the establishment of the National Landscape Conservation system. This was a program that was put into place by then Secretary of the Interior Bruce Babbitt. And it was really a remarkable idea. [Bruce Babbitt speaking] We decided it really was time to establish a conservation mission within the Bureau of Land Management. [Mark Squillace speaking] Some landscapes, it's going to make perfect sense to allow oil and gas development. Other landscapes may have some important recreational or wildlife resources, including things like endangered species or important cultural sites that should be protected. [Ann Morgan speaking] In America we are so blessed with our public lands. You don't have to be wealthy to go out and go camping, horseback riding, or hiking in some of the most beautiful places in the entire world. Where in other parts of the world that's all privately owned, you have to be a king or friend of the King in order to enjoy that. We're all royalty in United States because these lands are available to all of us, and it is an incredible world treasure.

This is a clip taken from a documentary we produced at MCAT public access television in Missoula Montana in 1993. We captured the footage and interviews on location at the Ft. Belknap Indian Reservation. Since that time the Zortman Landusky Gold Mine operation closed when the Pegasus Gold Corporation filed for Bankrupsy leaving Montana with yet another massive Superfund Site and dangerous ground water pollution problem. The Pegasus Gold Corporation (a Candadian Company) obtained the land without royalty through the use of the 1872 mining law and left the US tax payers footing the bill for a massive cleanup which will never end. Now, to the average real estate investor, the words "cash flow" and "vacant land" do NOT go together, but if you know where to look and how to find these kinds of properties, there are actually a ton of opportunities out there. There are actually a lot of ways to do it, and one such way is to invest in own land that is leased out to the owner of a wind farm development. Essentially, the landowner can earn revenue from the lease (which typically lasts for 35 years or longer) and through a small percentage of the royalties from the energy that is generated and sent into the power grid. Depending on the size of the wind farm project, it's not uncommon for these leases and royalties to produce anywhere from $20,000 - $50,000 for the landowner. And the landowner doesn't have to do anything. They simply own the dirt and collect the money each year. Sounds pretty simple, right? Well, there's A LOT more to the story, and in this episode - I talk with Tao Kong (COO of Alcen Renewable) and we uncover a lot of the details behind how wind energy leases work, what kinds of properties make the most sense for this type of development, what markets make the most sense to start looking in (and which ones to avoid), and a lot more. A: Thorium is a naturally-occuring mineral that holds large amounts of releasable nuclear energy, similar to uranium. This nuclear energy can be released in a special nuclear reactor designed to use thorium. Thorium is special because it is easier to extract this energy completely than uranium due to some of the chemical and nuclear properties of thorium. Q: What is a liquid-fluoride reactor? A: A liquid-fluoride nuclear reactor is different than conventional nuclear reactors that use solid fuel elements. A liquid-fluoride reactor uses a solution of several fluoride salts, typically lithium fluoride, beryllium fluoride, and uranium tetrafluoride, as its basic nuclear fuel. The fluoride salts have a number of advantages over solid fuels. They are impervious to radiation damage, they can be chemically processed in the form that they are in, and they have a high capacity to hold thermal energy (heat). Additional nuclear fuel can be added or withdrawn from the salt solution during normal operation. Q: Are the salts safe? A: Very safe. Unlike other coolants considered for high-performance reactors (like liquid sodium) the salts will not react dangerously with air or water. This is because they are already in their most stable chemical form. Their properties do not change even under intense radiation, unlike all solid forms of nuclear fuel. Q: What is nuclear waste and how does a liquid-fluoride reactor address this issue? A: So-called "nuclear waste" or spent-nuclear fuel is produced in conventional (solid-core) nuclear reactors because they are unable to extract all of the nuclear energy from their fuel before they have to shutdown. After serving in the military during World War II as a bomber pilot, de Antonio returned to the United States where he frequented the art crowd, often associating with such Pop artists as Jasper Johns, Robert Rauschenberg, and Andy Warhol, in whose film Drink de Antonio appears. Warhol was famously quoted praising de Antonio with the words, "Everything I learned about painting, I learned from De." The book Necessary Illusions (1989) by Noam Chomsky and the documentary Manufacturing Consent: Noam Chomsky and the Media (1992) by Mark Achbar and Peter Wintonick are dedicated to Emile de Antonio. It adopted Christianity around the middle of the fourth century. In medieval times much of Eritrea fell under the Medri Bahri kingdom, with a smaller region being part of Hamasien. The creation of modern-day Eritrea is a result of the incorporation of independent, distinct kingdoms and sultanates (for example, Medri Bahri and the Sultanate of Aussa) eventually resulting in the formation of Italian Eritrea. After the defeat of the Italian colonial army in 1942, Eritrea was administered by the British Military Administration until 1952. Following the UN General Assembly decision, in 1952, Eritrea would govern itself with a local Eritrean parliament but for foreign affairs and defense it would enter into a federal status with Ethiopia for a period of 10 years. However, in 1962 the government of Ethiopia annulled the Eritrean parliament and formally annexed Eritrea. But the Eritreans that argued for complete Eritrean independence since the ouster of the Italians in 1941, anticipated what was coming and in 1960 organized the Eritrean Liberation Front in opposition. In 1991, after 30 years of continuous armed struggle for independence, the Eritrean liberation fighters entered the capital city, Asmara, in victory. Eritrea is a one-party state in which national legislative elections have never been held since independence. According to Human Rights Watch, the Eritrean government's human rights record is among the worst in the world. The Eritrean government has dismissed these allegations as politically motivated. The compulsory military service requires long, indefinite conscription periods, which some Eritreans leave the country to avoid. Because all local media is state-owned, Eritrea was also ranked as having the second-least press freedom in the global Press Freedom Index, behind only North Korea. The sovereign state of Eritrea is a member of the African Union, the United Nations, and the Intergovernmental Authority on Development, and is an observer in the Arab League alongside Brazil, Venezuela, India and Turkey.
